Custom Timber Frame Package:
Note: Price includes a Hamill Creek technical representative that work along with your general contractor to oversee the installation of your timber frame & components.
Includes:
Your choice of Douglas-fir, Spruce or Western Red Cedar
All timbers are cut from seasoned interior logs, all sourced locally from sustainable, managed forests and all come complete with:
• 3-D model of the timber frame for approval before cutting
• Detailed 2-D shop drawings
• Timbers are planed & sized to meet specifications; Joinery as per specifications
• Timbers are cut as per drawings, trusses are test fitted and knocked down & packaged for shipment
• Timber ends sealed to prevent excessive checking using a wax log sealer and all timbers receive two coats of environmentally friendly water based UV sealer or stain
The ‘Lock Up' Material package:
Note: Price excludes excavation & foundation and installation labour.
Includes:
• Custom Timber Frame Package
• The Subfloor - eg. engineered wood floor joist system. Includes engineered wood support beams, treated sill plates, sill gasket and 3/4" tongue & groove (T&G) plywood and subfloor adhesive
• T&G ceiling decking - 1x6 or 1x4 T&G
• Wall panel system R24 insulated
• Roof system R40 insulated
• Windows and doors - variety of energy efficient, aluminum clad, wood interior
• Exterior soffit, fascias and exterior window/door trim
• Exterior wood siding- your choice of a variety of profiles
Full Turnkey :
The Full Turnkey estimate covers every aspect from foundation to ready to move in, including fitted kitchen & bathrooms, and services: electricity, plumbing etc... This price will vary with the materials you choose to finish your home. Note- Hamill Creek supplies materials to Lock Up, please contact us to discuss what further services we may be able to offer you.
